The Screen – Tunis: A Contemporary Office Landmark Defined by Glass and Light

Reimagining traditional office space in a stunning modern building

Completed in 2025 in Tunis, The Screen stands as a striking new addition to the city’s Les Berges du Lac 2 business district. Designed by ARK-architecture in collaboration with AUDA, the project reinterprets the modern office typology through a façade-driven architectural language that prioritises flexibility, daylight, and climate-responsive performance.

The ten-storey building is organised around fully modular office floors, supported by two basement levels accommodating parking and technical infrastructure. At roof level, the programme transitions from work to retreat: a dedicated space for relaxation and dining opens onto a large terrace, offering 360-degree views over Tunis. Vertical circulation is handled by six panoramic lifts, reinforcing visual continuity between interior spaces and the surrounding urban context.

Façades and curtain wall systems play a central role in the building’s identity and environmental strategy. Extensive floor-to-ceiling glazing maximises natural daylight while maintaining thermal comfort suited to Tunisia’s Mediterranean climate. The envelope combines Energy 65/41, Stopsol Supersilver Clear, and Stopray Smart 51/33 glazing solutions, each applied according to orientation and functional need.

Stopsol Supersilver Clear glazing contributes to high transparency and solar control across the main elevations, ensuring bright interiors without excessive heat gain. Energy 65/41 glass is deployed where performance requirements are highest, including the prominent glazed entrance structure, reinforcing both thermal efficiency and visual clarity. At the rear roof area, Stopray Smart 51/33 is used to provide controlled daylight transmission while maintaining solar protection.

Architecturally, The Screen is defined by bold sculptural gestures. The main entrance is framed by a large glass volume set against a double-inclined reinforced concrete wall, clad in fluorescent yellow HPL panels. This vibrant element extends outward in a cantilevered form that houses an olive tree, a symbolic reference to Tunisia’s agricultural heritage and a rare integration of greenery directly within the façade composition.

Recognised internationally, The Screen has been long-listed for the EU Mies van der Rohe Awards 2024 and ArchDaily Building of the Year 2025, confirming its position as a forward-looking office development. Through its precise use of high-performance glass, expressive façade design, and adaptable interior planning, the project sets a new benchmark for contemporary workplace architecture in Tunisia.
