Skyscraper Day provides an opportunity to examine how advances in structural engineering, façade technology and vertical urban planning are reshaping cities. Across the Balkans, a new generation of high-rise developments is introducing greater building density, sophisticated envelope systems and increasingly ambitious architectural forms. Among completed buildings, five towers stand out for their height and architectural significance.
1. Kula Belgrade – Serbia | 168 metres
At 168 metres and 42 storeys, Kula Belgrade is currently the tallest completed building in Serbia. Completed in 2022 as the landmark element of Belgrade Waterfront, the tower represents a major example of contemporary mixed-use vertical development.
Its aerodynamic curved profile and extensive glazed envelope create a distinctive skyline presence, while the building integrates residential, hospitality and commercial functions. The project illustrates the increasing role of high-performance façade systems and complex structural geometries in Balkan urban development.
2. Avaz Twist Tower – Bosnia and Herzegovina | 142 metres
Sarajevo’s Avaz Twist Tower reaches an architectural height of 142 metres across 39 floors, making it the tallest completed building in Bosnia and Herzegovina.
Completed in 2008, the tower is distinguished by its twisted building geometry, which gives the glazed façade its characteristic changing profile. The project remains an important example of how structural design and façade articulation can work together to create a recognizable vertical landmark within a constrained urban environment.
3. Downtown One – Albania | 140 metres
At 140 metres and 37 floors, Downtown One is currently Albania’s tallest completed building. The Tirana landmark reflects the rapid transformation of the capital’s urban fabric and the shift toward high-density mixed-use construction.
Designed by MVRDV, the tower is defined by a stacked configuration of projecting volumes rather than a conventional monolithic high-rise form. The architectural strategy creates terraces and differentiated floor plates while producing a highly articulated façade.
Its development is part of a broader acceleration of vertical construction in Tirana, where high-rise projects are increasingly influencing the city’s architectural identity.
4. Floreasca City Sky Tower – Romania | 137 metres
Bucharest’s Floreasca City Sky Tower rises 137 metres over 37 floors, making it the tallest completed building in Romania.
Completed in 2012, the office tower forms a major component of Bucharest’s contemporary business district. Its slender proportions and glazed curtain-wall façade reflect the development of modern commercial high-rise architecture in Romania.
The tower demonstrates how vertical office buildings can become strategic components of urban regeneration, concentrating commercial activity while establishing new metropolitan landmarks.
5. Cevahir Towers – North Macedonia | 130 metres
The Cevahir Towers in Skopje reach approximately 130 metres, with the individual towers rising to around 40 floors. The residential complex is currently the tallest completed high-rise development in North Macedonia.
Rather than functioning as a single isolated landmark, the project demonstrates the potential of multi-tower residential verticalisation, combining high-density housing with contemporary façade design and large-scale urban infrastructure.
The next phase of Balkan vertical development
The Balkan high-rise landscape is already moving beyond these benchmarks. Sky Fort in Sofia is planned to reach 202.2 metres, while major developments in Greece and other Balkan markets are also introducing substantially greater heights.
This evolution signals more than a race for height. For architects, façade specialists, engineers and developers, the next generation of Balkan skyscrapers will increasingly be defined by structural efficiency, façade performance, energy management, vertical transportation, seismic resilience and intelligent building systems.
