Awarded “World’s Best Property” by the International Property Awards, The Henderson stands as one of the most technically ambitious commercial developments ever completed in Hong Kong. Designed by Zaha Hadid Architects for Henderson Land Development Company Limited, the 36-storey tower introduces a fluid architectural language that merges structural innovation, high-performance glazing and human-centred design.

Located between Central and Admiralty MTR stations, The Henderson occupies a pivotal site within Hong Kong’s financial district, seamlessly integrating with the city’s elevated pedestrian network. Quoted by the Financial Times as “organic and fluid, a significant and elegant tower”, the building establishes new civic plazas and landscaped public areas that soften the dense urban fabric while enhancing pedestrian connectivity.

The defining feature of The Henderson is its highly complex glass façade system, regarded as one of the most sophisticated ever realised in the city. The tower is enveloped in 4-ply, double-laminated, double-curved insulated glass units, forming a continuous organic envelope with exceptional visual precision and structural integrity.

Each façade panel was individually engineered to accommodate tight curvature tolerances while maintaining optical clarity and consistency. The double-laminated construction enhances safety, acoustic control and resistance to extreme wind loads, a critical requirement in Hong Kong’s typhoon-prone climate. High-performance coatings and insulated glazing units optimise solar control and thermal efficiency, significantly reducing cooling demand while preserving daylight quality across the column-free office floors.

The façade is designed not only for performance, but longevity, engineered to withstand powerful summer typhoons, high humidity and intense solar exposure, ensuring durability without compromising architectural intent.

The Henderson has achieved both LEED Platinum and WELL Platinum certification, reflecting a holistic sustainability strategy in which the façade plays a central role. Intelligent building management systems regulate natural ventilation through the envelope, supported by dehumidification and filtration when required. Occupancy-sensing technology dynamically adjusts indoor temperature, humidity and fresh air volumes, while machine-learning algorithms predict daily usage patterns to maximise energy efficiency.

An elevated Sky Garden incorporates an aquaponics planting network that functions as a biological air-purifying filter, absorbing pollutants while providing high-quality outdoor amenity space.

Completed and occupied through 2025 on the former Murray Road car park site, The Henderson accommodates the Asia-Pacific headquarters of Christie’s, Audemars Piguet’s AP House, and the iconic Cloud 39 skylounge overlooking Hong Kong’s skyline.

With its advanced double-curved glass façade, integrated smart systems and refined civic presence, The Henderson sets a new benchmark for premium commercial architecture, demonstrating how façade engineering, sustainability and architectural expression can operate as one seamless system.
