JPMorganChase has officially opened its new global headquarters at 270 Park Avenue, a 60-story, 2.5 million gross square feet skyscraper designed by Foster + Partners. The building replaces the previous 52-story tower and is New York City’s largest all-electric office building, achieving net-zero operational emissions and exceeding the highest standards for indoor air quality, health, and wellness.

The tower’s bronze-clad cantilevered structure lifts approximately 80 feet (24 meters) above street level, extending views from Park Avenue to Madison Avenue and providing 2.5 times more public space at ground level, including a large plaza, gardens, and wider sidewalks. The design integrates fan-column structures and triangular bracing, allowing the building to touch the ground lightly while creating a triple-height lobby that connects seamlessly with underlying train infrastructure.

The headquarters accommodates 10,000 employees, with eight expansive trading floors designed for team integration and operational efficiency. At the center of the tower, the triple-height Exchange serves as a community hub with 16 venues for meetings, events, and gatherings, while the top of house includes executive and client facilities, terraces, and wellness amenities.

Employee wellbeing is prioritized through high-quality fresh air ventilation at 40 cubic feet per minute per person, double the standard minimum, circadian lighting aligned with natural rhythms, and terraces offering city views. Triple-pane glazing enhances energy efficiency and comfort, while large adaptable floorplates ensure long-term flexibility.

The building’s interior also features a curated art program, including works by Maya Lin, Leo Villareal, Gerhard Richter, Refik Anadol, and Norman Foster, and Foster + Partners designed the ground-floor lobby, top-of-house areas, and custom furniture.

270 Park Avenue is designed to achieve LEED Platinum v4 and WELL Health-Safety Rating, with 97% of demolition materials recycled, reused, or upcycled.
