The Dutch architecture firm MVRDV has been announced as the winner of the international competition to revitalize the Asllan Rusi Sports Palace in Tirana, Albania. The project was selected by an international jury after evaluating multiple architectural proposals, marking a significant step in modernizing one of Albania’s key sports facilities. The design team includes Winy Maas, Stavros Gargaretas, Nicolas Land, Eduart Balla, and Angel Sanchez Navarro.
Design Vision
The project transforms the existing building into a lively, 24-hour hub, where visitors can enjoy sports, cultural, and social activities in a single dynamic space. According to MVRDV representatives:
We designed an open forum in the city center that revitalizes the site, expands public spaces, and integrates three residential buildings and a sports hotel, while connecting seamlessly with the surroundings.

The plan features the building shaped like a basketball, symbolizing its sporting heritage. Facilities include indoor arenas for basketball, volleyball, handball, gymnastics, boxing, taekwondo, weightlifting, and wrestling. Outdoor sports areas of approximately 2,500 m² complement the indoor spaces, creating a versatile venue. The revitalization also includes shops, recreational areas, and underground parking, providing accessibility and convenience for visitors. The total built area is planned at roughly 13,500 m², and the arena will host up to 6,000 spectators.

The jury highlighted MVRDV’s innovative architecture, noting its integration of green spaces and public areas, and praised the project’s ability to connect harmoniously with central Tirana.

The revitalization represents a major investment in Albania’s sports infrastructure and urban life. By combining sports, community, residential, and commercial elements, the project aims to transform the Asllan Rusi Sports Palace into a modern, multifunctional hub at the heart of Tirana, enhancing both its international profile and its service to the local community.
