Ekspozita Building Nears Completion as Façade Takes Shape

Standing 93 meters tall in the heart of Tirana, the Ekspozita Building is redefining the city skyline with its daring geometry and vibrant mix of commercial, residential, and public spaces. Its unusual form partially wraps around a new green courtyard, creating a rare urban oasis in a bustling capital where open space is at a premium.

Upper residential floors feature generous planting, while inward-facing balconies provide a quiet retreat from city life. By cutting corners on its rectangular plot, the building opens additional public spaces, and the south-facing courtyard connects directly to the tree-lined Blv Gergi Fishta, enhancing both visual appeal and pedestrian access.

The building’s silhouette, peaking at 24 stories at the rear, draws inspiration from Mount Dajti and the surrounding Balkan mountains. Its footprint occupies only 44% of the site at ground level, with upper levels stepping back to create a more intimate scale for residential living. A distinctive rear notch slices diagonally through the building, dividing commercial zones and providing a clear pedestrian passage.

A defining feature is its ventilated façade, now revealed as scaffolding is removed. As ALCA reports:

Defined by vertically arranged extruded aluminum profiles, the façade expresses both the architectural rhythm of the building and the technical precision behind its execution. Mounted on an engineered aluminum substructure, the system creates a continuous cavity behind the cladding, enabling controlled airflow and water drainage while supporting thermal performance, moisture management, and long-term durability.

The façade complements the building’s glazed surfaces, creating a striking rhythm of transparency and texture while boosting energy efficiency and durability.

Sustainability is embedded in the design. Its highly insulated envelope, combined with solar shading and expansive terraces, minimizes energy use during shoulder seasons, making the building 30% more energy-efficient than typical developments in Tirana’s humid-temperate climate.
