Žižkov Gardens Residence, designed by MS Architekti, transforms the corner of the Ohrada intersection into a new urban square in Prague’s Žižkov district. Located along Koněvova Street, a key arterial route connecting Žižkov with the city centre, the project redefines a previously underutilised site and elevates the quality of public space in the area. It replaces an improvised parking lot with a structured civic environment that improves pedestrian connectivity and strengthens the relationship between the street and nearby green areas such as Vítkov Park.
The project introduces a new welcoming square designed as a flexible public space capable of hosting a wide range of activities, including farmers’ markets, street concerts, and neighbourhood gatherings. This approach reflects MS architects’ intention to create not only housing but also an active urban environment that supports community interaction. The architecture of the residence, together with detailed street façades, articulates the public space and defines a dynamic urban edge along Koněvova Street.



Žižkov Gardens Residence offers high-quality housing in a highly accessible location close to Vítkov Park. The design includes a semi-public green courtyard intended for recreation, along with semi-private front gardens, balconies, and terraces. These residential outdoor spaces provide views toward Parukářka, Židovské pece, Invalidovna, Žižkov Memorial, and Vítkov Park, integrating the broader landscape into everyday living and enhancing the connection between architecture and nature.
A key component of the project is the inclusion of civic amenities that have long been lacking in the area. The ground floor activates the street with commercial spaces that will accommodate a full-range grocery store, daily necessities, cafés, and restaurants. This active ground floor strategy supports both residents and the wider neighbourhood, reinforcing the square as a daily destination rather than a purely residential environment.

Public consultation held in early 2020 indicated generally positive reactions from local residents. Participants appreciated the comprehensive approach of MS architects and the developer, particularly the transformation of the former parking area, the creation of a new square, and improved pedestrian links between Koněvova Street and Vítkov Park. Remarks from the audience included the view that it is a “very nice, city-forming project.”
The project was designed in 2018 by MS Architekti, with Michal Šourek, Pavel Hřebíček, Tomáš Filgas, Kseniya Bahdanovich, and Anastasiia Khlypovka forming the design team. Landscape architecture was developed by Richard Labanc and Tomáš Sklenář, DiS. Structural engineering was provided by Stacube Ltd, while civil engineering was led by Tomáš Filgas and Martin Studnička. Lighting design was completed by Elpros Praha, s.r.o. Construction is carried out by BAK Construction Company a.s., with MS architects also acting as supervision.


The building has a site area of 13,288 m² and a built area of 3,954 m². It was designed using Revit and Desvix. The material palette includes reinforced concrete, glass, ceramics, laminate, and natural stone. The client is STRM Gama, a.s. and CPI Property Group. The project, currently under construction with completion planned for 2025, represents a typology combining apartment buildings, commercial spaces, and green recreational areas.
