South Station Tower: A Faceted Glass Landmark Above Boston’s Historic Transit Hub

Completed in September 2025, South Station Tower has become a new landmark in Boston’s skyline, rising approximately 690 feet (210 metres) over the city’s historic South Station. Designed by Pelli Clarke & Partners and developed by Hines, the 51-story tower combines office space, luxury residences and public amenities directly above one of Boston’s busiest transportation hubs.

The tower’s most distinctive architectural element is its faceted glass façade. The building’s geometry was developed to respond to the historic South Station headhouse, completed in 1899, creating a contemporary vertical form while maintaining a visual relationship with the existing station. Extensive floor-to-ceiling glazing gives the upper levels broad views across Boston and Boston Harbor while creating a highly transparent appearance from the surrounding streets.

Rather than occupying an independent site, the skyscraper is structurally integrated with the redevelopment of South Station. Its base incorporates the station’s new Great Space, a major public concourse formed by a series of large concrete arches and three domed structures. The engineering and construction strategy allowed the transportation facility to remain operational while the new development was built above and around it.

South Station Tower contains approximately 680,000 square feet of office space in the tower, together with 166 Ritz-Carlton Residences occupying the upper 16 floors. Commercial tenants include Jones Day, FM Global and Citadel, while JPMorganChase is scheduled to occupy more than eight floors from 2028, accommodating up to approximately 1,000 employees.

A significant landscape component is incorporated into the vertical development. The project includes an approximately one-acre elevated sky park, positioned around 120 feet above street level, with gardens, walking areas, dining space and other outdoor amenities. The landscaped environment introduces substantial public and semi-public green space into a dense urban site.

Sustainability was integrated into the building’s development and operation. South Station Tower has achieved LEED Gold and WELL Gold, with the project also designed to meet BREEAM Excellent standards.

The project received an Award of Excellence at the 2026 AIA Connecticut Design Awards, recognizing its integration of architecture, transportation infrastructure and public space.
