Renowned demographer Ken Gronbach takes center stage as the keynote speaker at the 2024 FGIA Annual Conference.

The 2024 FGIA Annual Conference in Amelia Island, FL, witnessed a thought-provoking address by keynote speaker Ken Gronbach, renowned for his expertise in demography and forecasting. Gronbach’s presentation, titled “Demography is Destiny,” delved into crucial subjects such as the housing crisis, immigration dynamics, and the profound impact of demographics on societal, commercial, economic, cultural, and political phenomena.

Gronbach highlighted a significant shift in the housing and construction market, attributing it to the aging Baby Boomer generation and the emerging influence of Generations Y and Z. He emphasized that industry players must embrace change and diversity to capitalize on the evolving landscape. “Our culture is changing. You may want things to remain the same, but they cannot, and you cannot,” Gronbach asserted.

The demographer characterized Generation X as a pivotal but smaller demographic, creating a workforce gap after the Baby Boomers’ exit. Immigration, according to Gronbach, played a crucial role in filling this void. Population dynamics also emerged as a driving force in the housing sector, with a record 170 million people under 40 requiring housing in the U.S.

Addressing the international impact, Gronbach drew attention to the consequences of the war in Ukraine on Russia’s population and highlighted longstanding concerns about China’s population crisis due to the one-child policy.

Transitioning to the realm of artificial intelligence (AI), Gronbach urged participants not to be left behind and advocated for substantial investments in technology. “Embrace it. Get an AI expert into your organization and spend money on it,” he advised. Gronbach emphasized that businesses embracing innovative thinking and venturing beyond conventional norms are poised for success. “If you are not thinking outside of the box, you are cooked,” he warned, citing the transformative example of McDonald’s introducing the Egg McMuffin®.
