Associated Steel Window Services (ASWS) has been appointed to deliver a full heritage refurbishment of 78 steel lightwell windows and 43 timber windows at 21–29 Glasshouse Street in London, working in collaboration with BAM Construction Ltd on behalf of The Crown Estate.
The Grade II–listed building forms part of Sir Reginald Blomfield’s major redevelopment of the Regent Street Quadrant, a landmark urban scheme completed in 1929 after nearly two decades of construction. Over the years, the property has required sensitive maintenance to preserve its architectural integrity while improving performance.
ASWS previously carried out refurbishment works on the same building more than twenty years ago. Following a recent detailed survey, the specialist contractor will now return to undertake a comprehensive upgrade programme focused on both the steel-framed lightwell windows and timber windows located on levels five and six.
The scope of works includes extensive off-site refurbishment, full paint removal both in-situ and in workshop conditions, and careful reglazing with thermally improved slim double-glazed units. In addition, the programme involves full repair works, restoration of original features, and complete redecoration to ensure the windows retain their historic character while meeting modern performance expectations.
