40 Leadenhall Street is a new architectural and sustainability icon in the heart of London. Designed by Make Architects and developed by M&G and Nuveen, this major commercial development redefines office space across 85,000 square metres. The twin-tower design, inspired by early 20th-century North American skyscrapers, slopes from 34 storeys to 7, integrating 17 landscaped terraces and public space at ground level.
The building’s standout feature is its unitised façade, delivered by Focchi using AGC Interpane’s high-performance Stopray Vision 60 insulating glass. Over 30,000 m² of double-laminated, solar-control glass was installed, providing excellent daylight transmission (58%), high solar protection (g-value 32%), and low thermal transmittance (Ug = 1.0 W/m²K). The glazing consists of toughened outer VSG 66.4 and non-prestressed inner VSG 55.4 units, featuring ceramic edge printing and stainless-steel spacers for optimal sealing and aesthetics.



The modular façade system, pre-assembled under controlled conditions, allowed faster installation and higher precision. It also supports the building’s ambitious sustainability goals, which include NABERS 5-Star, BREEAM Excellent, and EPC A ratings. Smart systems continuously monitor air quality, energy use, and occupancy, while heat pumps and waste heat recovery cover most heating needs.
AGC Interpane’s glazing not only enhances thermal and solar performance but is also Cradle to Cradle Bronze certified and available in low-carbon variants under AGC’s new CO₂-reduced production initiative.
40 Leadenhall sets a new benchmark for next-generation commercial buildings, blending elegance, energy efficiency, and user-focused design in one of London’s most complex heritage environments.
