Atlantis The Royal

Completed in 2023 on Dubai’s Palm Jumeirah, Atlantis The Royal redefines the vertical resort concept through its bold form and highly engineered façade. Designed by Kohn Pedersen Fox Associates (KPF) with IBI Group as local architect, the 43-storey structure spans 406,000 m² and reaches 185 metres in height.

The exterior envelope integrates approximately 90,000 m² of glass and 24,976 m² of balcony balustrades, supplied and installed by Al Abbar Group. Their scope included a stick curtain-wall system (≈ 40,283 m²), unitised glazing, aluminum cladding, and high-performance sliding door assemblies. Each façade element was tested to international standards, BS EN 1026:2016 for air permeability (600 Pa), BS EN 1027:2016 for water tightness (600 Pa), and BS EN 12211:2016 for wind resistance (up to 2,750 Pa with deflection limited to L/175).

Roughly 2,500 windows and door systems, framing about 35,000 m² of glass, were provided by Orama Minimal Frames. Their custom ATLAS/Omicron system allows leaf sizes reaching 3 metres in height × 7 metres in width, supporting glass thicknesses of 30–54 mm and ensuring uninterrupted views toward the Arabian Gulf.

To temper Dubai’s intense solar exposure, the towers employ GFRC brise-soleil, deeply recessed glazing, and cantilevered terraces, enabling the use of clear, low-reflectivity glass without excessive solar tinting. Finishing elements feature AkzoNobel Interpon powder-coated aluminum (colors YD386W, YE396W, YM376W), chosen for durability against UV and coastal corrosion.

A collaboration of BESIX, Ssangyong E&C, and consultants including Arup, WSP, and Robert Bird Group, the façade of Atlantis The Royal exemplifies Dubai’s architectural maturity, an equilibrium of transparency, thermal performance, and sculptural elegance that mirrors the resort’s luxury identity.
