Positioned on the Coney Island waterfront in Brooklyn, New York, 1515 Surf Avenue represents a contemporary mixed-use residential development where architectural transparency, occupant experience, and long-term building performance converge. Defined by expansive glazed façades, balcony enclosures, and glass railing systems, the project leverages high-performance glazing to maximize daylight penetration and unobstructed views of the Atlantic Ocean.
Developed by LCOR and specified by Frank Seta Associates, the building occupies a highly exposed marine environment characterized by salt-laden air, abrasive windborne particulates, elevated humidity levels, and continuous weather exposure. These conditions create significant challenges for architectural glazing, accelerating surface contamination, aesthetic degradation, and maintenance requirements over the building’s lifecycle.

Given the prominence of glass within the architectural envelope, façade durability and maintainability were critical design considerations from the specification stage. The project team sought a solution capable of preserving optical clarity while supporting long-term asset performance in a demanding coastal setting.
To enhance the resilience of the exterior glazing package, EnduroShield protective coating was specified for façade glass and railing applications. Applied at the manufacturing stage through certified fabrication partners, including Oldcastle in Hauppauge, the treatment ensured consistent coverage and quality assurance prior to installation.
The coating creates an ultra-thin, transparent barrier that reduces the ability of environmental contaminants to bond to the glass surface. In coastal environments, where salt deposits, airborne particulates, moisture, and pollutants can contribute to persistent staining and increased maintenance cycles, this protective layer assists in preserving surface integrity and simplifying cleaning procedures.

The factory-applied approach also provided logistical and quality-control advantages, ensuring uniform treatment across large volumes of architectural glass while supporting installation efficiency and project consistency.
