Pyroguard Supplies More Than 2,000m² of Fire-Resistant Glass for Landmark TX Building Redevelopment in Eindhoven

Pyroguard has completed the supply of more than 2,000 square metres of fire-resistant glazing for the extensive redevelopment of the TX Building at Strijp-T in Eindhoven, the Netherlands, helping transform one of the city’s most significant industrial landmarks into a modern hub for high-tech businesses.

Originally constructed in 1929 for Philips, the TX Building has undergone a comprehensive refurbishment to deliver 56,000m² of contemporary workspace while preserving its distinctive industrial architecture. The redevelopment sought to retain the building’s historic identity while upgrading it to meet today’s standards for fire safety, occupant wellbeing and building performance.

A major design objective was to create bright, open interiors with uninterrupted sightlines without compromising fire protection across the building’s multiple occupancies. To achieve this, Pyroguard partnered with glazing specialist Glasdesign, supplying fire-resistant glazing for internal partitions, stairwells, escape routes and fire compartmentation areas throughout the facility.

The project primarily specified Pyroguard Protect T-EW30/13-1 and T-EW60/13-1, toughened fire-resistant glass systems providing up to 30 and 60 minutes of integrity and radiant heat control. Beyond fire performance, the glazing offers a 1B1 impact classification, high acoustic insulation and long-term UV stability, supporting both occupant comfort and safety while maintaining maximum transparency.

To preserve the building’s authentic industrial appearance, all glazing was installed within timber framing systems. Fire engineering consultancy Peutz carried out an overall assessment of the installation methodology, validating the use of pinned glazing beads and confirming compliance with the required fire performance criteria.

In areas demanding higher levels of protection, Pyroguard Protect T-EI30/18-2 and T-EI60/25-3 were incorporated to provide both fire integrity and thermal insulation. These systems help restrict the spread of flames, smoke and heat, strengthening the building’s compartmentation strategy and improving the safety of evacuation routes during a fire.

Commenting on the project, Sander Pieters, CEO of Glasdesign, described the redevelopment as technically demanding, noting that Pyroguard’s extensive product portfolio, technical expertise and collaborative support enabled the team to successfully balance stringent fire safety requirements with the architectural ambition of preserving one of Eindhoven’s most iconic industrial buildings.
