Designed by Zaha Hadid Architects for Lithuanian developer Hanner, the 24,000 sq m Business Stadium Central in Vilnius has officially received its completion certificate.
Integrated within the Vilnius City Plan, the mixed-use development comprises two low-rise office towers of eight and nine storeys, connected by a street-level courtyard atrium and a skybridge at level five, creating spatial continuity across the site while enhancing pedestrian permeability.
Architecture & Urban Integration
Reinterpreting the geometries of the district’s civic architecture, the project introduces a sculpted composition of terraces and stepped roof gardens, softening the massing while contributing to the surrounding urban fabric. The development strengthens connectivity within the Business Stadium district and activates the public realm at ground level.


Wellness-Led Workplace Concept
At the top floor, a public sports and wellness complex anchors the scheme, featuring:
- Swimming pools
- Saunas and steam rooms
- Outdoor sun deck
- Panoramic views towards Gediminas Castle and Vilnius’ historic Old Town
This integration of wellness amenities reflects the growing demand for experience-driven office environments that prioritise employee wellbeing.

Climate-Responsive Design
Located in Vilnius’ humid continental climate, the project incorporates:
- Natural hybrid ventilation for most of the year
- High-efficiency heat exchange and recovery systems to reduce energy consumption
- Double-insulated low-E glazing with external louvres to optimise daylight while limiting solar gain
The façade strategy ensures high levels of natural light across workspaces and public areas, balancing energy performance with occupant comfort.

Business Stadium Central will accommodate Lithuanian and international companies across the technology, wellness, creative, and service sectors, with tenants beginning occupation ahead of the grand opening planned for Spring.
