Stefano Boeri Architetti has won the competition launched by Spain’s Entidad Estatal de Vivienda, Casa 47, for Sa Casa, a new affordable housing development in Ibiza. The project will provide approximately 190 below-market-rate rental apartments, organized across four residential volumes and designed around the relationship between housing, landscape and shared public spaces.
At the core of Sa Casa is a prefabricated Cross-Laminated Timber (CLT) construction system. The structural timber components are manufactured off-site and assembled on site through a dry construction process. According to the project description, this approach is intended to reduce construction time, material waste and disruption during construction.
The modular construction system also shapes the interior organization of the apartments. Housing layouts are designed to be adaptable and reconfigurable over time, while different housing typologies respond to the needs of young people, older residents, families and people with reduced mobility.
The four-building arrangement creates a network of shared spaces, including a central green area, courtyards and pathways, alongside shared workspaces and communal areas. Native vegetation is incorporated throughout the open spaces and extended onto the roofs, providing shade, supporting habitats, improving air quality and helping mitigate the urban heat island effect. 
The environmental strategy is further supported by photovoltaic panels, natural ventilation, considered building orientation and water-management systems. Together, these elements position Sa Casa as a housing model that combines affordability, prefabricated timber construction, adaptability and landscape-led planning in Ibiza.
