Milan’s Famagosta district is set to welcome a new architectural landmark with Thetris, a high-rise office tower developed by CARFIN92 Group and designed by Stefano Belingardi Architects. Located on Via Palatucci in the Barona district, near the M2 Famagosta area, the project transforms the former “Skydrop” development into a modern workplace building exceeding 100 metres in height.

The 23-storey tower, with a total surface area of approximately 40,000 square metres, is organised into three staggered vertical modules that create a distinctive geometric identity inspired by the structure of the video game “Tetris.” The project forms part of Milan’s “Reinventing Cities” urban development initiative and has been designed to achieve the highest sustainability standards, targeting LEED Platinum and WELL Platinum certification.

The façade system represents one of the most technically advanced elements of the project. Intercom Facades is responsible for the complete building envelope, including the design, production and installation of curtain walls, exterior architectural metal panels, glazed parapets and refined finishing elements.

A key challenge was the development of the large-scale podium curtain wall units, measuring 1.7 × 9.3 metres. These oversized elements are assembled and glazed in the factory to guarantee maximum precision and quality before being transported to the construction site for installation directly onto the floor slabs. Each unit weighs approximately 950 kilograms, requiring customised logistics solutions, specialised lifting equipment and a dedicated fastening system.

The façade combines aluminium frames, aluminium profiles, steel structures, metal panels and glazed parapets, creating a high-performance building envelope adapted to the tower’s specific requirements. Intercom Facades developed an efficient enclosure system optimised for the building’s function and local microclimate, supported by detailed WTT analysis and shading coefficient studies conducted with RWDI.

The glazing solution was supplied by AGC Interpane Architectural Glass, featuring approximately 13,000 square metres of solar-control insulating glass with the bespoke ipasol bronze 47/31 coating.

Developed specifically for Thetris, the coating enhances the tower’s bronze aesthetic while reducing solar heat gain and improving occupant comfort. Combined with iplus 1.1 thermal insulation coating, the façade contributes to energy efficiency, daylight optimisation and climate control.
