The Bridge Tower, Ghelamco Poland’s latest flagship development, has officially completed construction, marking a major milestone for Warsaw’s central business district. Designed by UNStudio together with Projekt PBPA Polsko Belgijska Pracownia Architektury, the 174-metre tower stands as a technically advanced, sustainability-focused office building that also restores and revitalises one of the district’s most recognisable historical structures.
The project forms a unified complex with the Bellona building, a protected early-20th-century printing house. Instead of treating the historic structure as a standalone element, the architects integrated it directly into the new development. The Bellona’s preserved colonnade, original staircase, and upper-level structural details have been restored and connected to the tower through a double-height glass lobby. This space acts as the central threshold, framing the contrast between the Bellona’s masonry and the tower’s sharply profiled glass façade. Inside, the lobby uses warm stone, wood elements, and extensive greenery, creating a welcoming and contemporary reception area that softens the transition between old and new.


With about 47,000 m² of leasable office space, the tower offers large, flexible floor plates and a geometry that changes subtly from level to level. UNStudio introduced a dynamic façade with slender “razor-edge” aluminium fins and high-performance glazing, giving the building its distinct silhouette. At the top, a tenant-only terrace on the 40th floor provides panoramic views across central Warsaw.
Beyond architecture, the building’s performance credentials set a regional precedent. The Bridge Tower is the first commercial building in Central and Eastern Europe to secure both SmartScore and WiredScore certifications at the highest levels, confirming its digital infrastructure, responsiveness, and integration of smart-management technologies.

Ghelamco’s proprietary building-management system enables mobile access control, real-time air-quality tracking, automated ventilation, and occupancy-based energy adjustments. The project also incorporates clean-energy supply lines, high-efficiency HVAC installations, low-emission concrete, and vacuum drainage systems to significantly reduce water use.
In addition to car parking (with EV chargers), the complex includes full facilities for cyclists – showers, lockers, repair stations – and designated areas for electric scooters and e-bikes, aligning with Warsaw’s shift toward low-emission mobility.


The investment has already been recognised on the national stage, receiving the Golden Compasses 2025 (Kompas Inwestycji) award in the Office Investment category. According to Ghelamco, the building obtained its occupancy permit in mid-2025, allowing fit-out works and tenant move-ins to begin immediately. When combined with the Bellona building, the complex delivers over 54,000 m² of total usable area.
