Crystal Window & Door Systems supplied 1,560 architectural-grade windows for the transformation of 17 Market West, a 17-story office building in downtown Philadelphia that has been converted into a modern residential development.
Located at 1701 Market Street, the adaptive reuse project delivers approximately 305,000 square feet of residential space, creating 297 one- and two-bedroom apartments across 13 floors and a penthouse level, with retail space at street level and four floors of enclosed parking.
To preserve the building’s mid-century architectural character while improving energy performance, the project combined Crystal’s Series 8520 Project-Out Awning windows with Series 8510 Fixed/Picture windows. The repetitive façade design features 390 identical window bays, each incorporating vertically stacked fixed and awning configurations within common master frames.
The Series 8520 windows, rated AW-PG80, include four-bar stainless steel friction hinges, double-bulb weatherstripping, and four-inch sash opening limit stops for resident safety. ADA-compliant apartments were equipped with rotary operators and extended handle locks to improve accessibility.
All units were fitted with 1-inch insulating glass units using Vitro Solarban 70 low-emissivity glass to enhance thermal efficiency, while selected spandrel areas incorporated OpaciCoat 300 medium gray coated glass. Custom Mystic Bronze AAMA 2604 powder-coated finishes were applied to frames and visible accessories.
