Eyes of Tirana: Sculpting the Capital’s Skyline

As Albania commemorates its Independence Day, the city of Tirana celebrates more than history, it showcases ambition through projects like Eyes of Tirana, a 31-story tower complemented by a 10-story low-rise structure. This mixed-use development will host apartments, offices, serviced accommodations, and retail spaces, bringing a new vibrancy to the heart of the capital.

Developed by Armaar Group and built by ARLIS Construction, the tower reflects a modern approach to urban growth. X Plan Studio designed the building as a composition of staggered cubic volumes, producing terraces, recesses, and projections that reduce vertical intensity while enhancing city views.

Eyes of Tirana’s form is not just aesthetic. The shifting masses improve wind and seismic performance while activating the urban environment. Terraces and semi-public spaces at multiple levels invite interaction with pedestrians and connect the building with surrounding streets, making it part of the city rather than a detached tower.

The façade, provided by ZANETTI Srl with consultancy from Ceccato & Partners and Global One, is a standout feature. It uses a double-skin system, blending glazed curtain walls with ventilated aluminium panels and sun-shading. A total of 2,537 modular cells, reinforced with vertical and horizontal pilasters (80 × 300 mm) and clad in prismatic composite panels, define its structure. Upper levels feature spiderglass tensile façades and horizontal structural glass floors, creating transparency, natural light, and expansive views. This combination of materials gives the tower a dynamic, shimmering façade that interacts with daylight and seasonality.

The tower’s mixed-use program stacks apartments, offices, and commercial units efficiently, creating a vertical urban ecosystem. Terraces, setbacks, and articulated façades enhance spatial quality and visual interest.

Construction is underway: following the completion of the low-rise glazing, the modular façade cells are being installed on the main tower. Upon completion, Eyes of Tirana will rise to approximately 135 meters, becoming a prominent feature in the Tirana skyline. On this Independence Day, the tower embodies Albania’s aspirations, a symbol of progress, modernity, and architectural ambition, linking the nation’s historic pride with its contemporary growth.
