The historic warehouse at the front retains its original stone façade, copper domes, and architectural detailing, now complemented by the transparent, modern surfaces of the tower at its rear. The connection at first and second floors allows a smooth physical and visual integration between old and new, emphasizing a layered approach to urban regeneration.

Sustainability features extend beyond the glass. The building operates with zero waste to landfill, includes 124 cycle parking spaces, solar PV panels, and a green energy tariff for all occupants. Its glass façade not only enhances aesthetics but also reinforces these environmental credentials.

Currently 85% occupied, The Ewart hosts tenants such as Deloitte, AXA, Barclays, Tughans, MCS, Just Group, Evelyn Partners, and AMS Career, making it one of Belfast’s most flexible and attractive office spaces, a true exemplar of heritage-led, sustainable urban architecture.
